They give me a unit that already have issues , I have asked countless of times for them to fix them but never did, when I moved out they took all my deposit claiming the fixed the damages that I initial found there. They even make up their own charges, by saying that the curtain rail had to be replaced whilst I left it in perfect condition, and the building manger confirmed.
We face frequent water and electricity outages that disrupt our daily routines and are often without prior notice. The area is inadequately maintained, and the state of cleanliness is not up to the standards we expect. Residents have reported exceptionally high electricity bills that do not seem to align with our consumption patterns. Children playing in the parking lot do dents on your car. Unclear water metering! Do not consider moving into this place it’s more costly to stay here!
It is ILLEGAL to lock peoples doors because they couldn’t pay rent, the LAW STATES: Landlords cannot: Lock tenants out of the property, change the locks on the property or switch off electricity without providing the tenant with new keys or seize the tenant's goods WITHOUT A COURT ORDER, they’re locking doors on us cause our rent is late, they send statements with inflated water and maintenance bills that reach almost R1500, for water? When water goes almost every month and we do not receive maintenance. IF THEY TRY TO LOCK YOUR DOOR BECAUSE RENT IS LATE, CALL THE POLICE! It is ILLEGAL! I HAVE CONTACTED CARTE BLANCHE AND MAFADI IS BEING INVESTIGATED. THEY LOCK PEOPLE OUT OF THEIR HOMES WHEN THEY ARE AT WORK, THEFT IS ALSO A HUGE PROLEM DURING THESE ILLEGAL LOCK UPS, BECAUSE THEY LOCK DOORS WHILE YOU ARE AT WORK. Taking advantage of low income struggling households and running it like cr!minals.
Where to begin? Let’s start with the fact that every month, Mafadi neglects to pay the water bill and so every month, we experience a water outage that lasts 1-3 days. If you’re on your period or have a runny tummy, it’s best to visit a friend until further notice because Mafadi will not notify you, they will not apologize, the only thing they do is provide access to a borehole which often has dirty water, is locked or is simply empty.
Staying on the topic of water, if your geyser breaks (which it will, their geysers always stop working), you just have to get used to boiling water to bath because NO ONE will do ANYTHING about it. The only plus side is that with the geyser not working, your R2000+ a month electricity bill goes down to R500.
Let’s move on to noise. Don’t bother making a complaint about the drunkards sitting outside your window till 4 in the morning playing the loudest music you’ve ever heard, yelling, shouting, fighting and singing at the top of their lungs on an almost daily basis. If you do complain, you will be ignored. By Tonde, by the security, by Vuyo, by Sane, they will all ignore your messages, emails and phone calls. One person you can always rely on to message though is Phumzile, the most unsympathetic, rude “credit controller” known to man. When dear Phumzi is not sending out incorrect statements, she will be sure to reach out to threaten you with illegal eviction if you’re even so much as a week late on a portion on your rent👏They will never send anyone around to fix your stove or your geyser but they will definitely send their goons to illegally change your locks if you’re late on rent.
Security? Forget about it. They’re there for decoration. Every month at least 1 car and 3 motorbikes are stolen while security looks on. You will wake up to a woman screaming because her husband is beating her and the security will do nothing. Their only job is occasionally resetting the fingerprint system on the gate which stops working frequently. Don’t even get me started on this faulty, unsanitary, nonsensical cheap fingerprint system which limits access to your own place of residence for you, your guests and especially younger members of your household.
